The proposed project consists of the demolition of the existing on-site structures and the construction of 35 townhomes, totaling 80,526 gross square feet. The project includes 85 parking spaces. The Planning Commission will hold a Study Session at City Hall Council Chambers on Tuesday, August 13, 2019 at 7:00pm.

Site Development Planning Application (SDPA) for removal of major vegetation from a parcel of land in conjunction with its preparation for redevelopment. The proposed project includes the removal of nine (9) existing trees (i.e. major vegetation), all of which are at least six inches or greater in diameter as measured at forty-eight (48) inches above natural grade, including one (1) 18.3 inch Fan Palm heritage tree (based on size), one (1) 6.3 inch Chinese Elm, one (1) 8.2 inch Tea tree, three (3) Flowering Pear trees measuring between 6-10 inches, and three (3) Sycamore trees measuring between 6-8 inches. 

40 Baywood Avenue Property Donation

40 Baywood Avenue - Property Donation

The City has been approached by the owner of the property at 40 Baywood Avenue in hopes of donating the property to the City, along with an endowment to maintain the property, as part of their estate. The property currently consists of a Japanese Koi pond, heritage trees, a Victorian-style residential structure, and several accessory structures, including a detached garage. The purpose of this meeting will be for the City Council to provide direction to staff on whether to proceed with negotiations for the possible donation of property to the City. There will be no land use decisions as part of this discussion. 

1812 South Norfolk Street Uncodified Ordinance

1812 South Norfolk Street - Uncodified Ordinance
The City is introducing an uncodified ordinance exemption on a parcel from Chapter 27.18 of the Zoning Code for the purpose of establishing a Police substation, vehicle storage, and sleeping quarters for off-duty Police Department staff. The proposed uses will occur within the existing building footprint and will require modifying portions of the interior space to accommodate the uses.

City Council to Review Draft Study Areas! 

On August 19, 2019, the City Council is scheduled to review and discuss the draft General Plan study area boundaries, and provide direction. The General Plan study areas are those areas that have the potential to experience land use changes over the next 20 years. Identifying study areas is the first step in the process to develop and select land use and transportation alternatives. Meeting materials will be posted online on Friday, August 16th.
