PA17-030 - 1495 S. El Camino Real Pre-Application

A neighborhood meeting regarding the proposed redevelopment of the 0.68-acre site, currently
occupied by an approximately 5,188-square-foot
single-story office building with surface parking.The proposed redevelopment would demolish the

Pending Zoning Administrator Decisions
PA17-039 - 353 31st Avenue - Single Family Dwelling Design Review (SFDDR) for a 766 square-foot second story addition to an existing one story single family dwelling. This project also includes a 90 square-foot second story balcony in the rear. 

PA17-047 - 330 N. Delaware Street Duplex - Site Plan and Architectural Review (SPAR) for the conversion of an existing single-family dwelling to create an additional dwelling unit for a total of two (2) dwelling units on site (two-family duplex). There are currently two units in the primary dwelling and two units in the detached accessory structure, which were constructed without the benefit of building permits. This project permits the removal of the two units in the accessory structure and legalization of the two units in the primary dwelling. No new square footage is proposed.

PA17-061 - 1026 N. Humboldt Street - Site Plan and Architectural Review to construct a two-story detached residential unit behind an existing residence which will remain (2 units total on site). The proposed rear unit will be 2,211 square feet with an attached 1-car garage. A 736 square-foot second story addition and attached 1-car garage is proposed for the front unit. Three additional uncovered parking stalls will be on-site, totaling 5 on-site parking stalls. A Site Development Planning Application is required to remove three (3) trees (8" Pear, 6.2" Apple, 9.8" Fig). A Variance is required to permit an existing 10’ 2" wide driveway (12’ is required per Code) to access five parking stalls on the property. PA17-092 - 1 N. Amphlett Blvd. Smith’s Beverage PCN
Smith’s Beverage is a wholesale business that specializes in providing beer, wine, and spirits for wedding
clientele and corporate events, and does not sell directly to walk-in consumers. A Certificate of Public
Convenience and Necessity (PCN) is required by the Department of Alcoholic Beverage Control (ABC) for the
new business, Smith’s Beverage, to obtain a Type 21 (off-sale general) license to authorize the sale of
beer, and distilled spirits for consumption off-site. No exterior changes to the existing building are

On January 23rd, Planning Commission approved a Special Use Permit to allow twelve (12) existing art studio spaces in an existing 5,559-square-foot tenant space.



Hampton Inn and Suites Hotel
2940 South Norfolk Street


Planning Commission held a study session on January 23, 2018 for a new, five-story, 182-room/suite hotel that would replace the existing hotel on the property.



4 West Santa Inez / I Engle Road Condominiums

Planning Commission adopted the Written Findings of Denial at their meeting of October 10, 2017. The applicants have submitted an appeal to City Council. The appeal is scheduled for the City Council meeting on Monday, February 5, 2018 at 7:00 p.m. A public notice postcard will be sent out no later than 10 days before the scheduled meeting.

Concar Passage


A pre-application has been submitted to demolish the existing commercial buildings on site and construct 935 multi-family dwelling units and 32,000 square feet of commercial/retail space, including the retention of Trader Joe’s, 7-11, and Rite-Aid. The site is approximately 14.5 acres and currently occupied by the Concar Shopping Center, Shane Jewelers, and 7-11. The project also includes 3.69 acres of public and private park and recreational amenity areas.
