The proposed project consists of the redevelopment of the 30,994 sf (0.71 acre) lot with a mixed-use project consisting of a four-story 48-unit residential apartment community and 2,665 SF of commercial office space with one level of below grade parking. The residential component consists of a combination of 1 bedroom/1 bath and 2 bedroom/2 bath living units with private open space balconies, organized as four stories of stacked flats over one level of subterranean parking. The parking ratio of 1 space/1 BR and 2 spaces/2 BR (no guest parking) is achieved via the State Density Bonus of 32.5% with 10% of the total living units (4 total) targeted as very low income households.

Special Use Permit (SUP) for the removal of 76 percent of the existing residence’s exterior walls. The project also includes a Single Family Dwelling Design Review (SFDDR) Modification to add an additional 48-square-feet on the first-floor and 66-square-feet on the second-floor from the previously approved design (PA-2018-037).

The Planning Commission held a Study Session at City Hall Council Chambers on Tuesday, December 10, 2019. Study Session items are for discussion purposes only, No Vote is taken. 

A formal preliminary Planning Application “Pre-App” has been submitted to demolish the existing on-site structures, to be replaced by two buildings totaling 74,990 square feet on a 37,500 square foot site. The project consists of a five-story mixed-use building along the S. El Camino Real frontage, which includes office on the ground floor and 36 residential units in the four stories above, totaling 63,654 square feet. The project includes eight (8) two-story townhomes along the Jasmine Street frontage, totaling 11,336 square feet. The project also proposes 82 underground parking spaces.

The Planning Commission will hold a Study Session at City Hall Council Chambers on Tuesday, January 28, 2020.

A formal preliminary Planning Application “Pre-App” has been submitted to demolish the existing structures to construct a 50,091 square foot, four-story mixed-use building. The parcel site is 27,850 square feet (0.64 acre). The mixed-use building would consist of 7,500 square feet of retail on the ground floor, office space at level 2, and 18 residential units on levels 2 through 4. The project also proposes 51 parking spaces in the underground parking garage.

Effective January 1, 2020, new state legislation (SB 13, AB 68 and AB 881) pertaining to Accessory Dwelling Units (ADUs) and Junior Accessory Dwelling Units (JADUs) provide more flexibility to encourage the construction of ADUs/JADUs. The City of San Mateo has developed materials consistent with these new laws, please check out the updated ADU and JADU webpage for more information!

The city is updating the General Plan, which is a road map for the city’s future (through 2040). The General Plan contains policies that will be used by future decision makers regarding topics such as housing, transportation, safety, parks and open space, and how the city adapts to climate change. Community input is a vitally important part of the process to update the General Plan.
We've already heard from the community on the Vision for the future and the ten study areas to analyze first for future change. Now, we want to hear your ideas about:

  • What kinds of jobs should we plan for?
  • What improvements are needed to help people move around?

Following this online activity, City staff and consultants will synthesize all workshop, online and public comments received to create three draft land use and circulation alternatives about how and where growth should be focused in San Mateo between now and 2040. These draft alternatives will be shared with the community in future meetings. The last workshop was held on Sat, Nov. 6th. Community members gathered to discuss and work in small groups to illustrate their ideas for future land use and circulation changes.
